  • What is “The Wave Muscat” ?

    The Wave, Muscat, is the first major integrated resort and residential development to be undertaken in the Greater Muscat region. Once complete, it will be a fully master planned community, occupying a magnificent site with over 6km of natural beachfront. Part of the planned development is a Greg Norman Signature Golf Course, as well as a harbour front village located around a 300 berth Marina.
    The architectural style of The Wave, Muscat will be in keeping with Omani heritage and will create an authentic and welcoming flavour to all residents and visitors. The tourism component will contain at least three superb hotels and waterfront retail with an al fresco ambience. The residential component will encompass a mix of quality villas, townhouses and apartments - some of which will be waterfront and beachfront.
    There will be no high rise towers and the project has been planned with a special emphasis on creating a relaxing and comfortable environment with foot paths, public open spaces and water views.
    All residents will live within a few hundred metres of the beach or prime waterfront areas. The site is approximately 2.5 million square metres in size and creates the perfect blend of primary residences, holiday homes and investment opportunities.

  • Where is The Wave Muscat?

    The Wave, Muscat, is located on a continuous seafront site in Muscat and is in the heart of the natural growth corridor of the Omani capital. It offers easy access to major shopping centres, medical facilities, the international airport, international schools and is approximately a 20-minute drive from downtown Muscat.

  • Who are the developers?

    The Wave, Muscat, is a joint venture between the Omani Government, Majid Al Futtaim Investments (MAFI) and the Omani pension funds. MAFI is a UAE based developer with an impeccable business track record and extensive development experience in the Middle East.

  • Who are the lead consultants?

    The master planning exercise was carried out by OBM International, a specialist firm for integrated residential and resort developments. They have extensive experience in similar projects across the US, Caribbean, Western Europe and the Middle East.
    They are also the lead architects having been retained to do the individual townhouse designs as well as the apartments in the Marina Village. In order to give the villas a truly international flavour, architects from Greece, Italy and Oman have been appointed. Tombazis, Santini and Triad are all world class & they have shown their ability to create designs which are different and yet in tune with the local culture and surroundings.
    Turner Construction is the project manager.
    The finishing architects for villas and townhouses are Atkins. Several other world renowned consultants are assisting in the various elements of the project, including Parsons, who have been engaged as infrastructure design consultants, with the responsibility for both design and construction supervision of the infrastructure on the project.

  • When will construction get under way?

    Site clearing and pre-qualification of the major work packages commenced in 2006, along with the commencement of construction work of land reclamation and site filling. Residential construction contracts of over OMR 100 million were awarded in January 2007.

  • How will it be phased?

    The construction commenced at the main entrance boulevard and is generally progressing in an easterly direction following the order of the sales launches to date.

  • Am I able to buy freehold property?

    Omanis have always enjoyed full freehold title. In February 2006, His Majesty Sultan Qaboos bin Said promulgated a law through Royal Decree 12/2006 for freehold ownership for all, clearing the way for expatriates and foreign nationals to own real estate in "Integrated Tourism Complexes". The Wave, Muscat is one of the first developments to have been given the status of "Integrated Tourism Complex" and has officially been granted the right to offer full freehold property rights to all buyers.
    A Royal Decree specific to The Wave project, Royal Decree No 9/2007, was issued in January 2007.

  • Do property owners get residency in Oman?

    A Non-Omani person who owns property in an "Integrated Tourist Complex" such as The Wave, Muscat, may be granted a residence permit for himself and his relatives of first degree. This is subject to an application being submitted for such residence permit to the concerned.

  • Where is the Sales Centre?

    The Sales Centre (SC) is located on the beach road in North Al Hail. Drive down the Sultan Qaboos Highway, turn off for Al Hail, passing the Markaz Al Bahja Shopping Centre on your left. Continue driving towards the beach road and turn left at the roundabout by the Al Maha garage, then take the first right, continuing until you see the Sales Centre on your right. Alternatively, leave Central Muscat passing the Chedi Hotel on the beach road and continue for approximately 15km, following the signs for the Sales Centre.

  • What are the amenities and facilities at The Wave, Muscat?

    In addition to the magnificent natural beachfront and the Marina Village, The Wave, Muscat is delighted to have Greg Norman as the designer of its signature golf course. The appointment illustrates yet another first for Oman as Greg Norman is a true professional and an all time great golfer with a truly impressive business record.
    The golf club will also offer a driving range and a golf academy.
    The development will have retail and commercial facilities as well as a neighbourhood shopping centre containing a supermarket and service retail.
    A completely-equipped recreation centre at the golf course will boast of a gymnasium and swimming pools. Also planned are cycling tracks, foot paths as well as over 6km of stunning natural beachfront. In addition to this, three hotels will also be developed as part of The Wave, Muscat and each will offer extra facilities to residents.
    The marina will have a yacht club offering service and lift facilities for boat owners as well as fuelling facilities. Also envisaged are a sailing academy and water sport centres and dry storage facilities for small boat owners at the eastern end of the development.
    The Marina village will have extensive retail facilities offering al fresco dining, coffee shops and a lively social atmosphere.

    Visitor parking has been catered for in all areas of the development.

  • Can I sell my property to a third party?

    The property is fully transferable to a third party once the third payment has been made. An administration fee will be levied for transfer of contract and ownership as is customary and payable to the developer. This fee will not exceed three per cent of the full purchase price.

  • Will there be maintenance charges or service fees?

    As in all multiple ownership properties and managed communities, property owners will have to pay their share of running cost. This includes common area and facilities costs and a share of over all maintenance and service charges.

  • Will there be any preferable rates for Golf Club membership and Marina berthing charges?

    It is expected that residents will be offered a discounted rate for membership at the Golf Club and for berthing facilities at the Marina.

  • What work has been done to ensure the development will cause minimum impact on the environment?

    An Environmental Impact Assessment (EIA) on both land and sea has been conducted to assess the potential environmental impacts that might arise as a result of the development. After carrying out a comprehensive environmental baseline study (in consultation with the appropriate Ministries), it was concluded that the site is not ecologically sensitive as it does not support any ecosystems of high conservation value.
    The EIA has been conducted in line with the guidelines and laws of the Sultanate of Oman as well as international best practices on sustainable development and tourism. Qualitative and quantitative studies were undertaken to evaluate the various elements of the development and to identify suitable methods to incorporate into project planning and design. A detailed Environmental Management Plan is being formulated to monitor environmental quality during the lifecycle of the project and the Ministerial Department will audit the plan quarterly.

  • Will there be Stamp Duty levied on the purchase of the property?

    The land registry charge is levied on all property purchased in Oman and is a fee charged by the Ministry of Housing to cover administration costs. This charge is set by the Government and is currently 3% of the purchase price. As in all property purchases in Oman, this charge will apply to purchases at The Wave, Muscat.
